TERMS and CONDITIONS

EURO-RENTAL are part of the Square ONE web publishing group. 2. The products provided by EURO-RENTAL are purely "web publishing". i.e EURO-RENTAL are not a Travel Agent. We do not handle monies or fees for rental of any properties. Our service is simply to provide advertising and web promotion for property owners and associated partners. This includes the incorporation of links on the EURO-RENTAL website to other websites. Some links will take visitors to external websites, including travel and holiday booking websites, for which EURO-RENTAL hold no responsibility for. 3.
The SUBSCRIBER is the property owner, person or company who makes an
application to EURO-RENTAL for a property to be advertised. There are
3 CATEGORIES of listing - 4. The PROPERTY refers to the rental accommodation being advertised. Each PROPERTY consists of ONE UNIT of Accommodation. In cases of more than ONE UNIT in any holiday complex or site, then each UNIT is a separate PROPERTY for which a ANNUAL FEE is payable. If you have more than ONE property and would like us to advertise each unit on your ESTABLISHMENT, or each of your properties if you have a "chain" you may apply for either a BASIC or ENHANCED listing and describe the "complex" in one description and have just ONE entry for your establishment. Alternatively, if you'd like a reduced price for a number of properties please email with your details and we will discuss a negotiated fee. 5. The CLIENT is the person who responds directly to the SUBSCRIBER or PROPERTY OWNER after finding their information advertised on EURO-RENTAL. CLIENTS may go on to establish a "contract" with a SUBSCRIBER, whilst there is no Contractual arrangement howsoever implied between a CLIENT and EURO-RENTAL. 6.
FREE LISTINGS - are provided whilst a link to http://www.euro-rental.co.uk
exists on a LIVE top-level page on an appropriate website. i.e on the
index page, not in a links page. Free listings are BASIC listings, not
ENCHANCED listings. 7. BASIC LISTINGS - Consist of a text only description with details of how to contact the SUBSCRIBER or PROPERTY OWNER (By email address, telephone number, postal address and hyperlink to the Property website. The fee is £10 per year (or 15 euros) and is payable for each and every property included as a BASIC listing. The fee is renewable 12 months after initial listing and at the same date each year thereafter. If you want to apply for a BASIC listing, click here now. 8. ENHANCED LISTINGS - Consist of a Text and Image description in the DIRECTORY plus a FULL PAGE feature of the property with up to 5 images, full description and details of how to contact the SUBSCRIBER or PROPERTY OWNER (By email address, telephone number, postal address and hyperlink to the Property website. The fee is £20 per year (or 30 euros) and is payable for each and every property included as a ENHANCED listing. The fee is renewable 12 months after initial listing and at the same date each year thereafter. If you want to apply for a ENHANCED listing, click here now. 9. Rules relating to ALL PAID LISTINGS - Failure to provide payment of any due fee results in your listing being removed. No refunds can be made of legitimate fees paid to EURO-RENTAL unless we agree that we have failed to promote your property fairly. We reserve the right to make this decision. Initial payment for a new listing (either BASIC or ENHANCED listings) must be submitted before we add your listing on EURO-RENTAL. We only accept applications accompanied with a CHEQUE or Bankers/Postal order for the first 12 months subscription fee. Subscribers must provide all the required material (i.e accurate descriptions, images on floppy disc or hard copy photo's etc.) to enable us to set up your entry efficiently. If you have more than one property (a complex, block of flats, collection of properties etc.) each unit counts as a separate PROPERTY and you must make a separate application, paying the appropriate fee for each PROPERTY unit. You may consider applying for ONE listing for your COMPLEX, which is ONE entry on the DIRECTORY and (for ENHANCED listings only) ONE full page ENHANCED feature. Descriptions and details in these cases would not be specific for each PROPERTY, but be "general" to describe the COMPLEX. 10. We reserve the right to vary the ANNUAL FEE at any time. However, subscribers will not be requested to pay any additional fee in any 12 month period in excess of the ANNUAL FEE in that current 12 month period. This excludes any fee's charged to cover alterations made to listings if requested by Subscribers. 11. EURO-RENTAL agrees to publish web site pages on behalf of fully paid up subscribers to include articles advertising holiday accommodation in United Kingdom, France, Spain, Italy, Ireland, Portugal, Greece, Cyprus, Turkey and any other locations (at our discretion). A Subscriber's payment of the ANNUAL FEE entitles the Subscriber to "control" what information we provide on our web pages. However, we reserve the right to retain certain design styles and features to maintain the corporate feel of the EURO-RENTAL website. We invite feedback from all subscribers and will make amendments free of charge if we agree we have not presented the property fairly, accurately and professionally. We will make a charge for all requested changes to subscribers details (i.e rental fees, change of email address etc.) at our discretion. We will always agree charges with subscribers before amendment work is carried out. 12. EURO-RENTAL purely offer property owners the opportunity to promote and market their holiday accommodation properties that they (Subscribers) make available for rent. We are not travel agents, and do not represent any property owners or clients. We do not handle any monies passed between clients and property owners or agents. The only income taken by EURO-RENTAL is the payment of Annual Fee's or income from peripheral advertising on our web pages. Our contract is with the SUBSCRIBER and never the CLIENT. Once a client has responded to a Subscriber using the methods we provided this and all subsequent correspondence is deemed to be covered by any contract agreed between the SUBSCRIBER and the CLIENT. There is NO AGREEMENT or CONTRACT between CLIENTS and EURO-RENTAL, nor it's employee's or agents. 13. THIRD PARTY PROPERTIES - Some of our listed rental properties are managed by 3rd Parties (i.e through links to other holiday accommodation web sites). These entries are marked "Partner Property" and they are excluded from any of the terms and conditions relating to EURO-RENTAL and as such, we bear no responsibility for their content or for any contracts or agreements CLIENTS may make after following these links. Applicants requesting listings on euro-rental are advised that the style and content of the listing are as described here for ENHANCED, BASIC or RECIPROCAL (FREE) Listings, and not in the style or content of our partners listings. 14. EURO-RENTAL will, on receipt of a valid application and payment, publish the web pages for every PAID property listing. Once a property feature is made LIVE we will email the Subscriber to approve the pages. After 14 days, if the subscriber has not reported dissatisfaction with the feature, or does not respond with any suggestions for modifications or changes within 14 days, the listing will become permanent. All subscribers entries will remain listed and annual invoices will be issued automatically unless the SUBSCRIBER advises EURO-RENTAL to cease the listing. In which case, no refunds are due for unused months even if the listing is removed on request. If a SUBSCRIBER does not want to be listed for a further period of 12 months, then he/she must inform EURO-RENTAL in writing or by email at least 6 weeks prior to, and no later than 6 weeks after an invoice has been raised for the current 12 months period. 15. EURO-RENTAL reserve the right to refuse or deny any application. In these cases we will refund any monies paid. In the case of disputes or denied applications the refund of any fee's or monies paid will be at the discretion of EURO-RENTAL. We reserve the right to retain a portion of any refunded fees to cover our reasonable costs. 16.
We hold no liability or responsibility in any of the following circumstances

In any disputes about the presentation, content, charges, descriptions or impression given by a subscriber about their property we reserve the right to amend or present the feature in such a way as to balance the offer in order to avoid misleading our visitors. Our reputation and integrity will not be damaged by the inclusion of unsuitable (inaccurate, dishonest or exaggerated) claims in property descriptions. 18. Any changes to web pages for an established featured property may be chargeable at our discretion. Changes implied may be in the form of new images, new contact details, revised descriptions etc. Each subscriber will be entitled to 1 amendment per 12 months FREE for each property. Additional amendments may be chargeable - in all cases the amount of any incurred charges will be our decision, but subscribers will be advised of charges prior to any work taking place. 19. Subscribers are expected to co-operate fully with us while we prepare web pages, and to give good quality information and media so as to expedite the creation of web pages with minimum time wastage on our part. Failure to provide this or not to be responsive to communications may result in us making reasonable additional charges for our time and effort. 20.
Every new application is accepted on the grounds that the listing will
be in place and be paid for for a minimum of 2 YEARS. This is to balance
the initial creation cost with the longer term value of property features,
and enable us to continue to offer a low cost facility for subscribers
to advertise properties on EURO-RENTAL. The Fee for the SECOND annual
charge will be invoiced automatically after the feature has been LIVE
for 12 months. The Fee for the THIRD and subsequent years will be invited
on a renewal basis. We reserve the right to make reasonable charges
